Combining indoor and outdoor spaces is the pinnacle of South Florida living. Having impact windows and doors allows homeowners the chance to enjoy the sunshine and fresh air one day and then safeguard your home from storms and bad weather the next. For decades, South Florida homes and condos have been built with large lanais, balconies, and screened in patios to achieve this goal.

In recent years, many homeowners have shown the desire to enclose these spaces with hurricane impact products to further this goal. As a long-standing leader in the industry, Window & Door Replacement Company understands the need for this improvement and has created a system to allow for code-compliant upgrades to your outdoor living space.

This recent project in Stuart shows that process in action. The homeowners wanted to create an additional indoor/outdoor space that could be accessible from the Primary Bedroom, could be separated from the rest of the house when opened, but would also be fully protected from storm damage. Our expert consultant visited the site to create a plan to do just that.

The first step of the process was to consult an engineer and our General Contracting partner to decide what level the enclosure is suitable to meet the overall goal desired. Per local building codes, there are 3 'levels' of enclosing a patio space. Window & Door Replacement Company is able to complete level 1 projects, referred to as 'Sunrooms'. Enclosing spaces like this with impact products turns this space into an official room in the building, and it must have some other additions in order to meet the new standards. Some of those required items are having air conditioning in the room, at least one functional electrical outlet, a light fixture, and emergency egress.

Once review of the space and building code was complete, it was decided that an enclosed sunroom was the best fit for their needs. To create this space, our team enclosed the sunroom on one side with a new wall to block the neighbor’s view into the space. Next, an opening was cut into in the existing Primary Bedroom wall and outfitted with a door to allow direct access to the space. Afterwards, the room was drywalled, trimmed, painted and the floor was raised to level out with the interior of the existing home so give seamless look from inside to out. Finally, the remaining wall was enclosed using ES2020 Sliding Glass Doors to allow for a view of the lake while being able to fully safeguard the space when closed.

Our project management coordinated with our installation team, the general contractor, and an electrician to create a flawless, code-compliant finish of this new space. Window & Door Replacement Company is the total home solution for any and every impact window and door project.
